Northern Cross Block 10- LVIA

Murray & Associates were commissioned to prepare a Landscape and Visual Impact Assessment (LVIA) for a Large-scale Residential Development (LRD) at Northern Cross, Site 10, within the Dublin City Council area.

The development includes 157 apartments across two buildings — Block 10A (part nine and eleven storeys) and Block 10B (part ten and eleven storeys) — above a shared basement with community and cultural uses at ground level.

Located within Zone Z14 – Strategic Development and Regeneration Areas (SDRA 1: Clongriffin/Belmayne and Environs), the scheme supports the Dublin City Development Plan 2022–2028 objectives for compact growth, increased density, and high-quality urban design.

The landscape design delivers a vibrant and connected public realm, featuring a central plaza, play and seating areas, and strong pedestrian links to future Mayne River Park. The proposals will enhance the character of the area, re-activate the Mayne River corridor, and establish a distinct new landmark for the Northern Fringe and gateway to Clongriffin/Belmayne.

In visual terms, the development will significantly improve the streetscape through new planting, paving, and lighting, creating a positive experience for pedestrians and residents alike. Over time, the buildings will integrate seamlessly within the city skyline, contributing to a cohesive and sustainable urban environment.
